Rent first, or buy straight away?
There is no universal answer — but there is a clear way to work out which one fits your situation.
When renting first makes sense
If you have never lived in Brisbane, if your job is new, or if school enrolment is not yet confirmed, a six to twelve month lease buys you information you cannot get any other way — what the commute actually feels like, how hot your street gets, where your children make friends.
The cost is real: you pay rent, you may move twice, and in a rising market you carry that risk. Weigh it honestly rather than treating renting as automatically safe.
When buying straight away makes sense
If your school is locked in, your work is stable, and your budget clearly points to one or two corridors, waiting mostly costs you money and a second move. Buying first is also easier if you have local eyes on the ground who can inspect, assess and negotiate for you.
The middle path most families take
Sign a short lease in the corridor you have chosen — not a random suburb — and start looking to buy inside it immediately. You get the local knowledge without losing the market.
