Moving to Brisbane from Sydney
Most Sydney households who move to Brisbane do it for the same two reasons: the same money buys a house with a backyard instead of an apartment or a unit, and the commute stops eating two hours of the day. The trade is a smaller city with fewer job markets and a hotter, wetter summer.
The move itself is the easy part — 900km up the highway is a routine interstate job for any removalist. What catches people out is the pace of the Brisbane market, the way Queensland school enrolment works, and the assumption that a suburb name they know from a friend is the right fit for them.

The Sydney-specific saving is on the housing side, not the moving side. Selling in Sydney and buying in Brisbane usually leaves money on the table, but Queensland transfer duty on the purchase is a real cost — around $38,000 on a $1.4m home with no concession.

What to pack, what to sell
Bring it
- Anything solid-timber or genuinely good — it costs more to replace than to move.
- Outdoor furniture. You will use it eleven months a year.
- School records, immunisation history and NAPLAN reports — Queensland schools ask.
- Bikes. The bikeway network is the best surprise of the move.
Leave it behind
- Heavy winter clothing beyond a couple of jumpers and one coat. Brisbane winter is a jacket for six weeks.
- Ducted heating accessories, oil heaters, electric blankets for the spare room.
- Deep, dark, heavy furniture — it fights the light in a Queenslander.
- Anything already tired. Interstate freight is charged by volume; you pay to move junk twice.
Sell or give away three or four weeks before the truck, not the week of. Sydney buyers disappear the moment school holidays start.
Schools: what changes when you cross the border
Queensland state schools run strict catchments. Enrolment depends on the address where you actually live, and an agreement to lease is usually accepted as proof — so pick the school before you sign the lease, not after.
Independent and Catholic schools are not catchment-based, but the popular ones have waiting lists measured in years, not months. Register interest before you have an address.
Queensland's Prep year is the equivalent of Kindergarten in NSW, and the cut-off is 30 June — a child who has done a year of Kindy in Sydney will not always land in the year level you expect. Confirm placement in writing with the school before the move.
Year 7 is the first year of high school in both states, so the transition is cleaner than it used to be.
Four things Sydney households consistently get wrong
The heat is the real adjustment
December to March is hot and humid, with storms that arrive fast in the afternoon. Air conditioning in the bedrooms, ceiling fans, and a covered outdoor area matter more than a formal lounge room. Check that the home you like actually has them.
Flood history is a normal question here
Ask for the flood overlay on any home near the river or a creek, on the Brisbane City Council flood awareness map. Elevation within a single street can change the answer, and it changes insurance.
Everything is closer
A 25-minute drive in Brisbane crosses most of the inner city. Sydney households routinely over-buy on distance because they assume they need to trade commute for space. You often don't.
Fewer jobs, less competition
The professional market is smaller. If one partner works in a narrow field, sort that out before you commit — this is the single most common regret we hear.
Sydney to Brisbane checklist
- Decide rent-first or buy-first. Most Sydney households rent for six months.
- Shortlist three or four suburbs, not fifteen.
- Register interest at any independent school you're serious about.
- Get three removalist quotes for the same week and compare inclusions, not just price.
- Book the truck and the temporary accommodation.
- Fly up for a two-day inspection run — Saturday opens, weekday commute test.
- Confirm the state school catchment for each address you're considering.
- Notify your landlord or list your Sydney home.
- Sell the heaters and the winter gear.
- Redirect mail, update electoral roll, transfer utilities.
- Request school records and immunisation history in writing.
- Book the pet transport if you have one.
- Safety certificate and Queensland registration for each vehicle.
- Transfer your licence to a Queensland one.
- Enrol the kids in person with proof of address.
- Find a GP and dentist before you need one.

How long does the move take?
Two to five days for the truck. Most removalists quote a delivery window rather than a date, so don't book the first day of school or a settlement for the same morning.
Should we rent first or buy straight away?
Rent first unless you know Brisbane well. Six months in a rental in roughly the right area beats buying in the wrong suburb, and the cost of moving twice locally is much smaller than the cost of buying badly.
