Where Brisbane is still affordable — the value corridors

Ipswich, Logan, Moreton Bay and the outer bayside still deliver a family house for well under the city median.

The three affordable directions

South-west along the Ipswich line, south along the Logan corridor, and north beyond Petrie into Moreton Bay. Those three directions carry most of Brisbane's remaining sub-median family housing, and all three have rail.

Rail is the thing that separates a value suburb from a cheap one. A house forty minutes out on a train line is a different proposition from a house forty minutes out on a highway.

What you trade for the price

Longer commutes, newer and smaller-block housing, fewer mature trees, and school options that are strong but less established than the inner cluster. Some estates are still filling in, which means construction noise and unfinished parks for a few years.

What you gain is a new, low-maintenance house, a mortgage that leaves room to live, and in several corridors genuinely strong growth as infrastructure lands.

Do this before you commit

Check the flood and overland-flow overlays for the exact lot, ask what stage the estate is up to, and drive the commute at 7.30am on a weekday rather than on a Sunday.
