The problem with remote buying

Photographs hide the three things that matter most in Brisbane: the slope of the land, the noise, and where water goes in a storm. All three are obvious in person and invisible online.

A workable remote process

Narrow to one corridor. Get someone local to walk the street and film it, including the neighbours and the back fence. Order building, pest and, where relevant, a flood report. Then negotiate on evidence rather than on the asking price.

This is the exact gap a buyer's agent fills — independent representation, local value knowledge, and someone at the inspection who is not selling you the house.

Non-negotiable checks

Flood and overland-flow overlays, previous inundation history, termite evidence in a timber home, stump condition, unapproved structures, and whether the block is affected by future road or transport corridors.
