North side or south side? How Brisbane families actually choose
The river splits the city into two habits. Picking a side early saves you months.
Why the choice matters more here
Brisbane's river and its limited crossings mean the two sides operate as separate markets, separate school catchments and separate social circles. Families who try to shop both sides at once inspect twice as many houses and take twice as long.
The north side character
Character housing, established leafy streets, the Grammar and Kedron school cluster, airport access, and a straight run to the Sunshine Coast. Generally more expensive per square metre closer in.
The south side character
More house for the money, a strong and diverse food scene, the eastern suburbs and bayside within reach, quick Gold Coast access, and a large independent-school cluster through the south-east.
How to decide in a weekend
Put your work address and your two most likely schools on a map. One side will almost always win on driving time. Choose it, and stop looking at the other.
